Worry-free Purchase Process If you've never purchased land in a foreign country before, the process might seem a bit daunting. The Montecristo legal office will help you every step of the way. Once you have selected your lot, the Montecristo legal office will prepare a standard sales contract for you to review and approve. Once the contract is signed and returned along with a non-refundable 10% deposit per lot purchased, Montecristo will begin the necessary paperwork to transfer the title to you. At the time of closing, you must pay the balance of the purchase price and 1% of the deed purchase price for local taxes. Property Deed and Title Transfer The legal office will provide title transfer services and record your deed at no charge. At the time of closing, Montecristo will reimburse you up to US$500 for your first round-trip flight to visit the property. Property Taxes Montecristo Owners Association The association is a non-profit Nicaraguan corporation.
