Worry-free Purchase Process

If you've never purchased land in a foreign country before, the process might seem a bit daunting. The Montecristo legal office will help you every step of the way.

Once you have selected your lot, the Montecristo legal office will prepare a standard sales contract for you to review and approve.

Once the contract is signed and returned along with a non-refundable 10% deposit per lot purchased, Montecristo will begin the necessary paperwork to transfer the title to you.

At the time of closing, you must pay the balance of the purchase price and 1% of the deed purchase price for local taxes.

Property Deed and Title Transfer
The legal office will provide you with a deed (escritura) to your property.

The legal office will provide title transfer services and record your deed at no charge.

At the time of closing, Montecristo will reimburse you up to US$500 for your first round-trip flight to visit the property.

Property Taxes
You are responsible for property taxes due on your lot from the date of purchase. These taxes are 1% of 80% of the assesed property value.

Montecristo Owners Association
When you purchase land at Montecristo, you automatically become a member of the owners' association, for which there are annual dues.

The association is a non-profit Nicaraguan corporation. It establishes and administers rules governing the community, and forms an architectural control committee to review building plans for homes that are not pre-approved.

Annual dues are used for improvement and maintenance of roads and common areas, administration, security and insurance, among other expenses. Dues will be paid annually on a date determined by the association.
