Premium Property Maintenance Service

This level includes the following:

Weekly

• Yard and garden maintenance
• Complete cleaning of home and terrace
• All appliances checked
• All A/Cs checked
• All faucet, toilets and water sources checked
• All lights checked

Monthly

• Windows cleaned inside and out
• Air filter checked and replaced as needed
• Bill paying (electricity, Direct TV, etc.)
• Emailed reports of the status and condition of property
• Security check of locks on windows and doors

As Needed

• Notification of needed repairs/replacements
• Arrangement of repairs/replacement upon approval
• Notification of completed work of repairs/ replacements
• Inventory of all possessions
• Fumigation as needed, up to once a month
• Opening/Closing service*

* Opening/Closing services are at a discounted rate for Premium and Regular Maintenance services. The cost for this service: TBD

All consumable products (i.e. polish, cleaners, detergents, fertilizers) will be provided. Non-consumable products (i.e. brooms, mops, rakes, dustbins) are the responsibility of the homeowner.

All repairs and replacements are at owner's expense.

Fees for maintenance service will be billed quarterly – in advance. Cost: TBD

Regular Property Maintenance Service

This level of service includes the following:

Bi-monthly

• Complete cleaning of home and terrace
• Yard and garden maintenance
• All appliances checked
• All A/Cs checked
• All faucets, toilets and water sources checked
• All lights checked

Monthly

• Check and clean A/C filters
• Windows cleaned inside and out
• Emailed reports of the status and condition of property
• Security check of locks on windows and doors

As Needed

• Fumigation up to once a month
• Notification of needed repairs/replacements
• Arrangement of repairs/replacement upon approval
• Notification of completed work of repairs/ replacements
• Inventory of all possessions
• Opening/Closing service*

All consumable products (i.e. polish, cleaners, detergents, fertilizers) will be provided. Non-consumable products (i.e. brooms, mops, rakes, dustbins) are the responsibility of the homeowner.

Individual Basis Maintenance Service

Services available for those not desiring a maintenance plan:

• Housekeeping services: daily service and on demand service; cost is based on size of home.
• Yard and garden maintenance: weekly and on demand service; cost is based on size of home.
• Fumigation: Monthly and on Demand service; cost is based on size of home.
• Pool maintenance: $100.00 (plus cost of chemicals) per month.
• Home inspection: checks for leaking water; non-working lighting, appliances, doors and windows; signs of bug or rodent infestation; and mildew or mold growth. Cost to be determined.
• Opening and/or closing of home: clean home, make/store linens for beds, check appliances, set out/bring in outdoor furniture; cost is based on size of home.

Hourly services available:

• Repair and/or replacement of appliances and fixtures
• Home repair
• Bill payment
• Translation service
• Staff management

These services are available on a time and material basis. Cost per hour + Cost of Material = Total cost.

Definition of Services

• Yard and Garden Maintenance: means cutting the lawn, trimming the lawn, pruning the bushes, picking up and cleaning any clippings and watering the lawn, lawn bags. Not included: Fumigation of Yard, Planting or transplanting of Plants, fertilization of lawn or garden, tree or bush removal.
• Complete Cleaning of Home and Terrace: means tub/shower, sinks, toilets thoroughly scrubbed and disinfected, mirrors cleaned, floors swept and mopped, carpets vacuumed, furniture dusted and polished, furniture vacuumed, counters disinfected, beds made, fresh linens and towels set out as needed, windows washed (as needed), terrace swept and mopped, appliances cleaned as needed, interior plants watered, all consumable cleaning products are included (i.e. bleach, disinfectant, furniture polish). Not included: Carpet washing, furniture washing, drapes washing, all non-consumable items (i.e. trash bins, brooms, mops, vacuums).
• All Appliances checked: means in working order, all parts there, and no leaks or damage, plugs and cords not damaged. Not included: replacement or repair of item.
• All A/Cs checked: means in working order, plugs and cords not damaged. Not included: replacement or repair of item, cost of replacement filters.
• All Faucet, Toilets and Water sources checked: means in working order with no leaks. Water Sources means: All faucets inside and out running freely with no leaks and water draining freely, toilets not running or leaking or backed up, water heater/ softeners with no leaks and functioning. Not included: replacement or repair of item, unclogging of drains, pipes, toilets.
• All lights checked: means in working order, light switches functioning, lamps plug and cords not damaged, and replacement of light bulbs if needed. Not included: repair or replacement of light switches, lamps and other fixtures, cost of the light bulbs.
• Windows cleaned: means inside and out up to a two story home; included is the cost of window cleaner. Not included: any exterior windows above a second story.
• Air Filter checked: means checking them to assure cleanliness and clean or replace as necessary. Not included: cost of a replacement filter.
• Bill Paying: means dispersing of your funds for payment of monthly or as needed bills located in Nicaragua. Not included: payment of out of the country bills.
• Emailed reports of the status and condition of property: means notification of work completed, work pending, problem areas, and general cleanliness.
• Security check of locks on windows and doors: means checking that the locks on all windows and doors are functional and in place. Checking that keys are secure and not missing. Not included: cost of repair or replacement locks or door knobs/ window sashes.
• Notification of Needed Repairs/Replacements: means notification by email, phone or regular mail of repairs/ replacements needed. Wait for instructions from owner.
• Arrangement of Repair/ Replacement upon Approval: means obtaining estimates of costs of repair or replacement, obtaining of approval to do repair/ replacement, hiring and overseeing repair/ replacement. Not included: cost of the repair/ replacement.
• Notification of completed work of repairs/replacements: means notifying home owner of work completed with complete invoice.
• Inventory of all possessions: means we will go thru a list of possessions supplied by the owner, to assure that possessions have not been removed from the premises and notify the owner of any missing items. Not included: the owners is to supply an initial completed list of items to be inventoried and is responsible for adding or subtracting any items from list. (In case of rentals: before and after inventories are performed and missing items cost are deducted from deposit)
• Fumigation as needed: means checking for insect and rodent infestations and Fumigating and ridding your home of any infestation. With the Property Maintenance Service the owner receives this free once a month. Not included: cost of additional fumigation with plan. Cost of the fumigation out of Property Maintenance Service Plan.
• Opening Service: means removal of any dust covers, complete cleaning of home and terrace, making of beds, setting out of linens, checking appliances, checking lights, and setting out outdoor furniture.
• Closing Service: means clean and store linens, complete cleaning of home and terrace, check to make sure all appliances and lights are in working order, outdoor furniture brought inside.
• Airport pick-up/ drop-off: means we will pick-up or drop-off at the airport.
